How To Plant a Lawn from Sod

How To Plant a Lawn from Sod

Steps

  1. Buy some clover seeds at your local feed store. About $5 worth will be more than enough for the average suburban lawn.

  2. As soon as the ground is thawed in the spring, rake it relatively flat. It doesn't have to be perfect; the clover will cover up minor bumps and valleys.

  3. In a wheelbarrow, mix the seed with garden soil or tri-mix. (Clover will grow in almost any kind of dirt, so any reasonably clean fill will do.) Try to have about four seeds per square inch of soil. Three will fail to germinate, so you'll be left with the ideal one plant per inch.

  4. With a shovel, evenly spread the mix over the ground. Make sure there are seeds everywhere.

  5. Go back to where you started and cover the mix with 1/4 inch of plain (unseeded) soil. Spread thinly, as clover shoots can't break through more than 1/2 inch of earth.

  6. Water the area gently using a fine spray nozzle. (A hard stream of water will wash the tiny seeds away.) Keep it moist for a week -- don't let it dry out at all -- and don't walk on it. In about two weeks, you'll have tiny two-bladed sprouts everywhere. That's the beginning of a perfect clover lawn.

Tips

  • Resist the temptation to hand-sow clover seeds. You?ll end up with a uneven lawn. If you must re-seed patches, use the planting method above.

  • Mature clover is drought-resistant, but it will grow much better if it's watered once a week or so.

  • Clover is a short-lived perennial, meaning that it will only reproduce itself for about two or three years. You'll need to re-seed after that.

  • Don't fertilize your clover. It doesn't need it. Herbicides will kill it. So just leave it alone.

  • Clover is not very resistant to heavy foot traffic. Put down slabs or stone pavers for people to walk on.

  • To pass the time, look for 'lucky'four leaf clovers! There are many stories of patches of them growing together and if you find loads, they make brilliant gifts!

Warnings

  • Clover grows to about 8 inches tall and then stops. If this is too tall and you decide to mow your clover, be warned that the clippings stick to everything and make a terrible mess. It may be better to just let it grow.

What is Home Staging?

What is Home Staging?

When it comes to selling your home, you want the highest price possible, right? Not only that, you probably don't want it hanging around on the market forever. Well there's good news. Evidence shows that homes that have been staged sell faster and for more money than un-staged homes on the same market. That's because a staged home makes an excellent first impression, and when visiting a home once is often all a buyer has time for, that first impression is key to making a sale.

So what does it take to stage your home? Well, it is a lot more than just rearranging furniture and putting up a fresh coat of paint, although those things often factor in. It can be about making minor outstanding repairs to your home, but it's also more than that. As Barb Schwartz, the woman who coined the term long ago says, it's about "de-personalizing" your home. It is turning your home into a show home, something anyone could imagine living in.

One of the key factors is to make sure viewers can see the home, and see it at its best. This is where getting rid of some of your possessions comes in, and also doing any repairs that have been put off. Wood floors scuffed? Sand and stain them! Paint dull or outdated? Re-do it! Doors sticky? Fix them! House so full of furniture that you can barely walk around? Rent storage! It just needs to be done. If a buyer sees a home that will need weeks of preparation just to be ready to move in, the chances of them buying elsewhere is high. The same goes for a home that is over decorated. If a buyer can't get past all the little details of your life, how will they ever visualize themselves buying the home? Take down all those family portraits and consider replacing them with more neutral, tasteful landscape art.

While home staging is something that can be done moderately well by the lay-person selling their home, most communities now have a choice of home stagers for hire. Look for someone that is trained and certified in home staging. They will be able to see things about your home that you never could, turning it into a dream home for almost any buyer. You might end up spending between a few hundred to a couple of thousand dollars, but the savings comes with not only less stress, but with a higher final sale price as well.

Colorado Springs – A Brief History

Colorado Springs – A Brief History

The American Indians were the first inhabitants of the Pikes Peak. The Cheyenne, Ute, Arapaho and others were the first ones to gather at the base of the Pikes Peak near now what is called the Garden of Gods Park. During their seasonal migration the Ute tribe would often camp near red rock canyon and enjoy the bubbling springs.

The region lies at the extreme south-western edge of what was once the Louisiana Territory, which was purchased by President Thomas Jefferson in 1803. before President Jefferson purchased it, the French and Spanish flags flew over this area.

The discovery of the area has been credited to the American explorer Zebulon Montgomery Pike who traveled through the area in November 1806. He had named this impressive landmark as “Grand Peak”. Pike and his group attempted to reach the summit, but failed since they were not equipped to climb the mountain that finally got his name.

In 1859 with the discovery of gold 60 miles west, resulted in the “Pikes Peak or Bust Gold Rush” with more than 100,000 people coming in search of riches. It was during this time that the Colorado City became the first settlement in this region.

General William Jackson Palmer, a Civil War hero from Pennsylvania, described the area as “most enticing scenery” when he first came to this area in 1869. He established the resort town at the base of the Pikes Peak and later founded the Denver and Rio Grande Railroad and purchased land to establish Colorado Springs. Palmer’s plan for the city included broad streets lined with tees. He also donated land for parks, schools and churches. Many English visitors visited this area and it was soon nicknamed “Little London”.

Palmer’s home which he built for his wife was a beautiful structure. Located just north of the Garden of Gods Park today it stands as a memorial to this great man.

Apart from the scenic beauty, the sunny condition, dry weather and mild climate attracted many people to this area. Even today Colorado Springs have many people coming and making it their home.
