Colorado Springs Real Estate - Time To Buy

Colorado Springs Real Estate - Time To Buy

THE TIME TO BUY HOMES FOR SALE IN COLORADO SPRINGS IS TODAY!!

If you have thought about purchasing a new home and have been holding back for whatever reason, the time to move forward and purchase Colorado Springs real estate is now! Colorado REALTORS understands the factors that go into a decision to start the process of buying a new home, and they can help you throughout your real estate search.

The Colorado real estate market has shown quite an increase in inventory of new and existing homes that are priced to sell. There are many advantages of being a home buyer at this time. For example, many sellers, and their REALTORS, are moving quickly to reduce prices and offer an array of incentives to lure you, the buyer! These incentives may include reducing the price of homes further, or even contributing thousands of dollars in closing costs towards your real estate purchase! The choices for you, the buyers, are many, from starter homes and condos to luxury and custom homes. Or maybe even for the investor looking to expand into the Colorado Springs real estate market. In addition, there are inventories of bank owned properties being sold under market value to remove them from the banks' portfolios!

As you might have heard, the mortgage industry has seen many changes. These changes have led to lenders becoming increasingly scrutinized with some of the loan products that had been available to most borrowers. There are still many available mortgage products that you as the borrower can take advantage of, including first time home buyer programs with no money down!

Here in Colorado, many real estate agents offer a no cost consultation with a financial and mortgage expert to see what you may qualify for with your intended new home purchase, and help you wade through those programs to find what mortgage will best suit your needs! The process is easy and quick, and you may be surprised at the variety of loan programs available to you as a buyer. Currently, rates are still at all time lows on 30 year fixed mortgages, with rates hovering in the low 5-6 percents. Don't wait for rates and payments to possibly increase in the Colorado area! The time to buy is now!

Yes, this is truly a great time to be a home buyer in Colorado Springs, and an excellent time to look into Colorado Springs homes for sale! Allow an experienced Colorado Springs REALTOR to use their many years of experience to help you TODAY! It will be well worth your time to make that decision.

REALTOR Value - Colorado Springs Real Estate

Colorado Springs real estate

Getting that REALTOR value

With the escalating costs that hound each one of us today, people demand more and more value for their hard-earned money. And when it comes to owning homes for sale in Colorado Springs, potential real estate buyers are after a place that has a genuine sense of security, the conveniences of modern living, and an attention to detail for aesthetics; of course, with a price tag that does not hurt the budget.

Another thing, when you hire REALTORS in Colorado Springs, the affiliation exceeds just business. Remember that you will be chauffered around Colorado Springs with the REALTOR, and going through a variety of homes and open houses. At the same time, you will also talk about a lot of things that you would like for your new home.

Commonly, REALTORS sound nice and for the most part say the right thing. Keep in mind that they are working in conjunction with the seller in Colorado Springs and get paid with seller commissions; receiving nearly 3% for bringing a buyer to the table. Given that the market for Colorado Springs real estate now has been slow, a few sellers are proposing a larger commission at 4-5% to the buyer's agents.

This being understood, don't allow yourself to lose money by using a REALTOR in Colorado Springs, or anywhere else, that is going to take that extra commission.

Here's what you can do: Should you make the right decision and go with a REALTOR, make them sign a contract stating the exact percentage he/she will be making for representing you, the buyer, with assurances for any sized house in writing. You may incorporate that any bonus paid by a selling agent be applied to closing costs. Now, you can get the best of both worlds. Buyers representation by qualified REALTORS, which is critical in Colorado Springs, and possible closing costs contributions!

If you are interested in learning more about this area in terms of real estate or homes sales, please contact a Colorado Springs REALTOR who would be glad to assist you.

Selling Tips - Colorado Springs Real Estate!

COLORADO SPRINGS REAL ESTATE - SALES MADE SIMPLE!

In the past two articles we discussed how exterior and interior colors of your Colorado Springs real estate property can affect its sale. Now we have two other important points to help you sell it quick!

Once you have decided when to start marketing your home for sale, and think about repainting your home to boost sales, do not forget to consider colors that go well with the season. If your selling months fall on spring and summer, then the apt colors are green, blue and gray. But on colder months like fall and winter, warmer colors like yellow, maroon, and red fit well.

After identifying when to put up your Colorado Springs homes for sale, and have determined which colors to use, check the homes in your neighborhood and see if your color scheme matches theirs and is still noticeable. It’s hard to sell a house that looks odd from the rest and the color discords from the area. You are avoiding any likelihood that your buyer will feel left out with this community by following a slightly similar color schema.

To sum it up, we now have the understanding that colors influence every one in many ways. Your buyers included! Color your homes with livable colors. Play up on details or special "features". With these in mind, utilize it for your Colorado Springs real estate so you stick out in the competition, you get to sell your homes faster, and close a deal at a price that makes you happy!

With market conditions the way they are today, you need every advantage you can get in the Colorado Springs area. For that reason alone, we strongly suggest that you speak with a Colorado Springs REALTOR about listing your home.

AND if you are ever in the market for Colorado Springs new homes or investment properties, we ask that you consider New Home Connection because of their experience on the Internet as well as in the Colorado Springs market.

State of Affairs - Colorado Springs Real Estate

Colorado Springs Real Estate Breakdown

In April 2007, there were less new-to-market listings of Colorado Springs homes for sale as compared to that in April 2006. However, buyer activity has not picked up the pace to complement the reduction of listings approaching the real estate market.

Homes are really being made affordable to more people as sellers are becoming reasonable with their prices. However, the big catch here is that the buying activity now as compared to the previous year, is at an all time low! And the likelihood of a sale, for any seller, has been reduced to the lowest point in nearly a decade.

For Colorado real estate sellers, if you have been on the market for more than 30 days, the coming days may not be very satisfying. Ongoing fluctuations in both the stock market and in the real estate market are all joined to the sub-prime meltdown. The buyer's purchase will be gradual with the mixture of other urgent interruption, and credit unavailability.

As a Colorado Springs buyer, you do not want to forgo your capacity to assist a seller's needs: in terms of time and money. Find some cash when you buy to create the best scenario for yourself. Evaluate your lenders' past operations before committing to work with them. In a market that still has some very good rates, getting smarter financing linked with the actual acquisition is a good scheme.

Let us help you with your Colorado Springs real estate selling or home buying. There is no replacing the experience of a Colorado Springs REALTOR during these times.

Buyer Diversity & Colorado Springs Homes Sales

Buyers are Changing

In a progressive country like America, change is continually occurring, notably in customs and traditions, as well as values. The real estate market in the United States is varying, too. In Colorado Springs, an average home buyer is very different from one of the years past as with one of today.

If we look closely, the largest sector of the home buyers of America remain to be married couples. However, there is a fast rising sector - single women. At this point in time, 22% of all home sales are accounted from single women, whereas only 9% from men. This is because the majority of adult American women are now living without a spouse. Besides that, American women are more financially self-sufficient than ever.

A lot of these women are also taking advantage of the considerable unique mortgage loans that are extensively available. Loans that offer little or no money down and initial low interest rates relieve divorcees as well as recent graduates in purchasing homes. A budding group of Minorities also benefit in these kinds of loans.

In recent statistics, 30% of all homes bought were sold to minorities. The minorities you can consider for Colorado Springs homes for sale sales are the increasing number of African Americans, Asians and Hispanics in the area.

These changes are relatively good! And with this knowledge, you can now widen your prospects for a Colorado Springs real estate buyer!

If you are ever in the market for real estate in Colorado Springs, please be sure to consult with a top qualifiedColorado Springs REALTOR.

Colorado Springs Real Estate - Appraising 101

Colorado Springs Properties Appraisal 101

Appraising the Colorado Springs Real Estate that you are considering purchasing is the first step to work upon if you are contemplating on purchasing homes or any real estate property in Colorado Springs for investing purposes. This is the primary prerequisite to get the financing from the bank or any other lending group. These lending groups compute the value of the properties that you intend to acquire, and against that, will determine the amount of loan allowed. This is for their protection; just in case you discontinue paying the mortgage. They can at least get the capital that they have loaned to you.

Both the buyer and the seller will benefit when Colorado Springs properties receive appraised value. This helps in identifying the real price of the said piece of real estate. If the appraiser formally affirms the value of the property, then there can be no cheating while selling or buying. The price can also be bargained as per the appraised value.

One will be able to distinguish an experienced and competent appraiser. A skilled appraiser collects all the information necessary and will present with an assessment of the Colorado Springs homes for sale as well as taking into account cost options. To make sure that valuation of properties is done correctly, please seek references from an experienced Colorado Springs REALTOR.

Even if you do not take loans from the bank, the only way to get the correct value for Colorado Springs real estate is by appraising it. Doing so is necessary in order to avoid the errors in judgment of best guess price vs appraisal. If you make the mistake of not doing a proper valuation and found out later on about your error, you will bear the consequences. That is never an option if you are a true Colorado Springs properties investor. Please visit here for more information about investing in Colorado Springs commercial real estate.

Will Sweat Equity Pay off in Colorado Springs?

Will Sweat Equity Pay off in Colorado Springs? - Homes For Sale in Colorado Springs

Beware of the Sweat Equity GUARANTEE! Not every incomplete Colorado area home is an unpolished gem that is yet to be discovered!

Some home buyers have a modest budget for obtaining homes in Colorado Springs real estate. Understandably, many of these buyers try very hard to get a decent deal on incomplete or unfinished homes. This kind of home market is pocketbook friendly - not only do they have a lower monthly mortgage payment, but their down payment is also far less. If you are one of the many people looking for these types of Colorado Springs homes for sale, congratulations, but please take one minute to read this as it might help you a little bit. We would also recommend that you speak with a Colorado Springs REALTOR to assure your success.

Before making offers on incomplete homes for sale, make sure you know exactly which parts of the Colorado Springs properties are unfinished. Usually, it is the upper area that is in need of some minor improvement, but the lower level that is unfinished and relatively incomplete. If you find that the opposite is true, you might want to proceed with some caution. Upper level problems need to be addressed immediately and can pose some monetary problems if you are on a tighter budget.

That being said, as soon as you have settled on making an offer for an incomplete home in Colorado Springs, you should work up a complete step by step home improvement schedule. If the main part of this house is incomplete such as roofing, plumbing or electrical, it will have to be a top priority! The bottom line is: check the degree of the incomplete job that it's got and start to make some timelines and schedules.

Be sure that the unfinished home is in living condition. At least one bedroom, bathroom and living room should be complete and liveable. Remember that in Colorado Springs the bank inspects the basics for you to be approved for a mortgage, particularly if you are considering FHA or some other form of first time buyer financing. If the bank feels that the property is not liveable, they will say no to your mortgage application. Let the banks check it before writing that offer.

It would be helpful for you to decide on making an offer if you see the plans of the Colorado Springs area home. By doing this, you will have an overview of what has been done and what needs to be done. You will then have the option to complete it or just walk away from the unfinished home and save yourself money.

The lesson here is simple: Buying incomplete homes for sale in Colorado Springs does not always spell savings. However, they can make a good investment for you if you can finish the home as per your fondness and as your family gets bigger.

Color Selection for Your Home is Important for Real Estate Sales

Color Selection for Your Home - Colorado Springs Real Estate

Did you know that the color of your house can actually make or kill a sale? The honest answer is, YES!

There are particular colors, especially the subdued, complex tones that attract the rich or highly-educated buyers, while buyers with less income or less education normally favor basic colors.

Sophisticated colors contain tones of gray and brown. More often than not, it requires more than one word to illustrate. For example, denim blue as opposed to just "blue" or celadon green in contrast to plain "green".

Alternatively, uncomplicated colors are basic and pure. Regularly, houses that are in the lower price range sell faster and for higher prices when they are painted with basic colors such as yellow or tan, heightened by trimmings of green or blue or white.

But before you start to head to your paint stores and coat your Colorado Springs homes for sale in yellows, make sure you choose the right shade, otherwise it can kill the sale faster than you think!

For your home's exterior paint, try not to limit yourself to just two colors. Imagine exciting colors and go for a third or even fourth color. When there are more colors in the exterior, it adds emphasis to different architectural details of your Colorado Springs home. Plus don't forget that you can play up with gloss and semi-gloss paint on wood trim!

If you, or anyone you know, is interested in looking at Colorado Springs real estate as a possibility for relocation, contact a Colorado Springs REALTOR. For information about Colorado Springs commercial real estate please speak with Mike Stuard.

Before Moving in, Don't Forget Basics

Don't Forget some Basics of Real Estate

Before you start sending out your invites for your Colorado Springs house warming, you might first want to consider reading the first 4 points that we have here in the article.
"Mind Over Matter";

You are enormously excited with having a new home in Colorado Springs! Who isn't? Keep in mind that buying home for sale is a critical and exhilarating course. You have to be careful in every decision that you make. Oftentimes, emotion gets in the way and clouds your judgment of whether you can actually afford to pay comfortably, and etc.

Look Before You Leap

Before you starting looking for Colorado Springs homes, it is imperative that you know very well how much you will be spending for your real estate. Along with that, getting qualified for financing will protect your price range and help you put off from being turned down after drastically falling in love with a particular home. In doing so, it furthermore keeps you away from the stress and worry of having to find a lender within a few days of conditionally buying a home. What's more, this could save you thousands of dollars when the rate increases while you are in the course of buying.

Know Your Rights

It is of the highest importance to be conscious of your rights and what to anticipate from a competent Colorado Springs REALTOR. A small error in a condition or clause could end up costing you time and money, or in some cases even void your contract.

Know More Negotiating Methods

Ideally, it is good to have regular communication with your Colorado Springs REALTOR for they will be able to notify you on many other proper ways to bargain a deal and still acquire the lowest cost on your Colorado Springs real estate. It does not always work when you start to roll the ball low to the seller. It hurts the chance at a suitable offer for both parties.

Tips for Selling Real Estate in Colorado Springs

Selling - Colorado Springs & BEYOND

Before selling your Colorado Springs real estate, please make sure you have understood the first 4 points that will be mentioned below:

1. Prepare Your Colorado Springs Home For Sale Once you have decided to sell your home, it is necessary that you have completed with the repairs. Your home should be clean all over. Remember that the value of homes can be lowered when buyers notice that the property would require lots of repairs. It is also imperative to keep your real estate presentable and pleasing as it is most likely to turn away some potential buyers.

2. Price YourColorado Springs Home accordingly It is obvious that all of us want to get the most value for our money, more particularly when we sell. However, if we price our property aggressively high, most buyers will expect a lot more or some may simply shy away even before visiting your home. Pricing our property is a very crucial part, and we do not want to end up selling our property at a lower price as a consequence of overpricing that took an odd time to sell. Make a study and see how the rest are priced and formulate yours competitively!

3. Read Before Signing

Ensure that you have thoroughly read and understood your contract before you affix your signature. An oversight on your part could cost you hundreds, or much worse, even thousands of dollars on repairs and/or inspections. Sometimes, real estate contracts can be very complicated and confusing. Nevertheless, they are documents that oblige you lawfully. It is highly important that you are constantly informed of the details of your real estate.

4. Advertise Wherever Possible

In this day and age, advertising can be found almost everywhere! Marketing your Colorado Springs real estate does not limit you to print advertising; classifieds, magazines, flyers. Colorado Springs Homes For Sale - The Stats

Colorado Springs Homes For Sale

The Colorado Springs real estate market, in the first half of 2007, was significantly slower than in the previous 2 years. Inventory was up close to 25% and we saw new construction slow down rather significantly. It was certainly a buyer's market and it appears that we are seeing that trend continue into the second half of 2007 and probably into the 1st half of 2008!

- As we are well into the summer months, here are some Colorado Springs real estate ponderings:

1. The Colorado Springs market is expecting more military relocation over the next 12 months, but interest rates are also starting to rise. This may offset some of the positives that military influx will create.

2. This area currently has more than 7,000 single family Colorado Springs homes for sale and around 1,100 townhomes and condos currently in the real estate market. (these are 30 year highs)

3. The state of Colorado has one of the highest foreclosure rates in the country! Nearly 1 home in every 60 went into foreclosure.

4. June 2007 inventory was up 20% over June 2006, While sales were down more than 15%.!

All of these numbers seem to indicate one thing:

It is or will soon be a Colorado Springs real estate investors dream environment developing here. The positives of Colorado Springs far outweigh the negatives and this is why it is believed that the market here will make a solid comeback at some point in the future.

If you are interested or know of someone who might be interested in moving into this area. Please have them contact a Colorado Springs REALTOR. Having a buyer represent your interests in the state of Colorado is 100% free to you as a buyer. Do not view a real estate opportunity without representation as it just does not make good sense to approach a REALTOR representing a seller without your own agent looking out for your own interests.

Colorado Springs Chosen as Top Big City to Live In

The Best Big City To Live In

Colorado Springs

Voted Best Big City To Live By Money Magazine in 2006!

The top big city in America to live in is Colorado Springs, Colorado. That is the view expressed by Money magazine late in 2006 and echoed by many other article writers. What makes Colorado Springs so amazing you ask? Well, for starters, many people believe it is one of the most beautiful cities in the United States. With breathtaking views of Mountains, including a place called Garden of the Gods, some areas of this city seem almost magical. The climate is mild, dry, and not humid, so that makes for cooler summers and warmer winters. There are even more sunny days here in Colorado than in Florida!

On a personal note, we have been dressed in shorts and a t-shirt in the middle of winter in this area (60 degrees or better). Most people perceive Colorado as having lots of snow and poor weather in the winter, and although this may be true a few days every year, that is not consistent with a majority of the days in Colorado Springs.

I point this out to you for one major reason: Colorado Springs real estate should hold its value and appreciate over the years. Colorado Springs is absolutely beautiful and, I imagine, will be an attractive retirement area for baby boomers over the next 10 - 15 years. The constant movement of military in and out of the area also provides some element of Colorado Springs homes for sale stability.

Pay close attention to real estate prices in this area over the next few years and see for yourself. If you are interested in learning more about this area in terms of real estate or homes sales, please contact a Colorado Springs REALTOR who would be glad to assist you. Colorado is a beautiful bargain right now ..... Come get your piece of paradise.
